The Ramkota Cos. Inc. is planning a family resort on land it recently bought in Deadwood from a group that includes Kevin Costner.
Ramkota and its affiliate, Deadwood Resort LLC bought almost 103 acres of the Dunbar and Tatanka from the group in February.
The two parcels sit on both sides of U.S. Highway 85, adjacent to and directly across from The Lodge at Deadwood, which the Ramkota group also owns.
The company has wanted to buy the property for at least five years, president and CEO Tom Biegler said.
“It was off and on, and then a Realtor from Deadwood came back to us late last summer and said, ‘I think Kevin is entertaining the idea of possibly selling that parcel, and if you guys are still interested maybe we should sit down and talk about it.’”
The land itself “is awesome,” Biegler said. “I can’t even begin got tell you how beautiful this piece of ground is.”
Ramkota plans to build the family-friendly lodge with a conference center, indoor water park and a full-service restaurant and lounge. The project will be done in phases and likely won’t start construction for 18 to 24 months.
The first phase will be the lodge, conference space, restaurant and lounge, followed by the water park. The third phase is planned as vacation cabins and a casino.
“The topography of the ground is just perfect for cabins, and we’ve had tremendous success with cabins everywhere we’ve done them,” Biegler said, adding that The Lodge at Deadwood has performed well for the company since it was built in 2010.
“We’ve had a great deal of success with The Lodge in Deadwood and wanted to make sure that success continued,” he said. “We saw an opportunity in Deadwood that really didn’t exist at least in our estimation (and that) was the ability to attract families to the area. It’s always been a tourist area but different, some sightseeing, but we would like to make sure we enhance the area to a point where people feel comfortable staying multiple days. That’s our goal.”
The entire project likely is a five-year build-out, he said.
“It’s a tremendous opportunity for our company and a great opportunity for Deadwood. It has the opportunity to further enhance the Black Hills and the Deadwood area.”
